At TLC Home, we make the staging process smooth and professional from start to finish. Whether you’re a Realtor or a homeowner, our goal is to create a seamless experience that turns your property into a buyer’s dream. Here’s what you can expect when working with us:
1. Initial Contact
We start by gathering contact information for both the Realtor and the homeowner (or seller). This helps us communicate clearly, share updates, and coordinate scheduling efficiently.
2. Proposal and Agreement
Once we know what’s needed, we’ll send a detailed staging proposal outlining the scope of work, pricing for a two-month rental period, and the cost per additional month if needed.
The proposal includes a link where you can:
- Review and accept the agreement online
- Sign electronically
- Make the initial deposit securely
3. Scheduling Your Staging
After the proposal is accepted and the deposit is received, we’ll schedule the staging date. We coordinate with Realtors and sellers to ensure access is ready—whether through key, lockbox, or SentriApp.
For Realtor convenience, TLC Home can let ourselves in with the SentriApp on staging day.
4. Invoicing and Payment
You’ll receive:
- An invoice for the deposit the day before staging
- A final payment request on the day of installation
Balance can be paid conveniently online.
5. Staging Day
Our team arrives on the scheduled date with furniture and décor carefully selected to enhance your home’s best features. Each space is designed to highlight scale, flow, and emotional appeal—helping buyers envision themselves living there.
6. De-Staging Process
When your property goes under contract or you’re ready to close, please remember:
- As stated in the Staging Agreement, we require five (5) business days’ notice to schedule the de-stage.
- Either the Realtor or the seller may provide this notice.
We’ll confirm the pickup date and handle furniture removal efficiently, returning the home to its original condition.
